Fitch Affirms Fox Run’s BBB Rating as Debt and Expansion Risks Remain
On October 6, Fitch Ratings affirmed Orchard Park CCRC, Inc., doing business as Fox Run at Orchard Park, at BBB with a stable outlook. The report cited independent-living occupancy averaging 97% over the prior five years; as of June 30, 2026, occupancy was 98% in independent living, 85% in assisted living, 94% in memory care and 95% in skilled nursing (Fitch Ratings).
Fitch also noted the addition of $36.5 million in long-term debt and $29.6 million in short-term debt in 2025; it expects the short-term debt to be repaid in late 2027 using new entrance-fee receipts.
