CCRCs Maintain Occupancy Lead as Memory Care Stays Strong, NIC Finds
NIC’s second-quarter 2026 analysis covers 1,036 CCRCs and 13,701 non-CCRC communities across 99 U.S. markets. CCRCs posted higher occupancy in all four care segments. Independent living was 93.9% in CCRCs versus 90.1% elsewhere, a 3.8-point gap; nursing care’s gap was 1.5 points. Non-CCRC occupancy grew faster year over year in every segment except nursing care.
Memory care was the standout inside CCRCs: absorption was 1.3%, ahead of independent living (0.6%), nursing (0.1%) and assisted living (0.02%), and it has led for four straight quarters. Memory-care inventory rose 1.1%, while independent living and assisted living edged down. Asking-rent comparisons use asking rates, not discounts; NIC says CCRC rents were higher in every segment except independent living, while non-CCRC rent growth was stronger.
